ITP
ITP (Impuesto de Transmisiones Patrimoniales) is the Spanish property transfer tax paid when buying a resale home. The buyer is responsible for paying it, and the rate varies according to the autonomous community and their personal circumstances.
Notary fees
Notarial fees are set by the Spanish government and generally amount to between 0.2% and 0.5% of the property value.
Administrative services
The buyer is only required to pay administrative services fees when taking out a mortgage with a bank. When buying without a mortgage, they can handle the tax and registration formalities themselves or freely appoint an administrative services provider. The cost generally ranges from €200 to €500.
Land Registry fees
To register the property in your name, allow approximately 0.1% to 0.25% of the purchase price.
Bank costs
Mortgage financing costs depend on the bank chosen. These may include the property valuation or a loan arrangement fee, which can typically range from 0.5% to 1% of the amount financed, depending on the bank’s terms.
